Loan-to-Value (LTV) is the ratio of your mortgage loan to the value of the property, expressed as a percentage. For example, if you buy a £200,000 property with a £160,000 mortgage, your LTV is 80% (£160,000 ÷ £200,000 × 100). A lower LTV means you have more equity in your home, which typically gives you access to better mortgage rates.

In the UK, mortgage rates generally improve as LTV decreases. The key LTV thresholds are: 95% LTV (5% deposit — available but rates are highest), 90% LTV (10% deposit — better rates available), 85% LTV, 80% LTV, 75% LTV (most competitive deals begin here), 70% LTV, 60% LTV or below (typically the very best rates). First-time buyers with a 5-10% deposit often pay significantly more interest than those with 25%+ deposits.

You can lower your LTV by: saving a larger deposit before buying, making mortgage overpayments to reduce your outstanding balance, benefiting from house price increases (increasing property value), or a combination of all three. A lower LTV also means less negative equity risk if house prices fall.

Most UK lenders offer mortgages up to 95% LTV (requiring only a 5% deposit). The government's Mortgage Guarantee Scheme has supported 95% LTV mortgages for first-time buyers and home movers. Some specialist lenders may offer higher LTVs in specific circumstances, but these are rare. For buy-to-let mortgages, the maximum LTV is typically 75-80%.

On a remortgage, LTV is calculated using your outstanding mortgage balance divided by your property's current market value. For example, if your home is now worth £300,000 and your outstanding mortgage is £180,000, your LTV is 60%. If house prices have risen since you bought, your LTV may have fallen significantly, potentially giving you access to much better rates.

Remortgaging

If your home has risen in value since you bought, your LTV may have improved significantly. Always check your current LTV before remortgaging to ensure you get the right product tier.

Buy-to-let

BTL lenders typically require a minimum 25% deposit (75% LTV). The best BTL rates are usually available at 60–65% LTV.
